You need to make your community more attractive to renters - through landscaping and apartment features, through move-in specials and through low rent. You also need to advertise in the publications that your targeted renters read.

use craigslist, free advertising and thats how i found my place

Have your company send you to a class where you are taught how to talk to prospective residents and increase traffic. Knowledge is power, if you are new to the business classes will help you understand. You need to know everything about the product you are trying to sell, if you don’t believe in it the person viewing your property wont believe in it either.
